The same great questions come up again and again with buyers, sellers, and people exploring a move. Here are my honest answers.
Water is everywhere, the Gulf beaches are within an hour, and there is no state income tax. We live outdoors year round: morning walks along Bayshore, paddleboarding at sunrise, farmers markets on weekends, and waterfront dining most of the year. Summers are hot and humid, you will want to budget for insurance, and I-275 can test your patience. For most people, the lifestyle more than makes up for it.
Neighborhoods here shift block to block: Hyde Park feels different from Westchase, and Old Northeast is a world away from FishHawk Ranch. I start by listening to what matters to you, walkability, waterfront, schools, golf, or a downtown lifestyle, then steer you to the areas that fit and tour them together so you can feel the difference on the ground.
It depends on your situation: your budget, your equity, the kind of market we are in, and whether you can carry two homes at once. Some clients sell first so they can make a clean, confident offer. Others buy first with a well-negotiated contingency so they never feel rushed. I walk through the actual numbers with you and build a written plan that fits your family.
