Questions I hear most

The same great questions come up again and again with buyers, sellers, and people exploring a move to Tampa Bay. Here are my honest answers.

What is it like to live in Tampa Bay?

Honestly, it is hard to beat. Water is everywhere you look, the Gulf beaches like Clearwater and St. Pete Beach are within an hour, and there is no state income tax. We live outdoors year round: morning walks along Bayshore, paddleboarding at sunrise, farmers markets on weekends, and waterfront dining most of the year. The food scene keeps getting better, the job market is growing across healthcare, finance, and tech, and Tampa International Airport makes travel easy.

The trade-offs are real too: summers are hot and humid, you will want to budget for insurance, and traffic on I-275 can test your patience. For most people the lifestyle more than makes up for it. That is why I love helping people match the way they want to live to the neighborhood that delivers it.

How do I know which Tampa Bay neighborhood fits me?

Neighborhoods here really do differ. The vibe, the commute, the schools, and the price all shift block to block: Hyde Park feels different from Westchase, and Old Northeast in St. Petersburg is a world away from FishHawk Ranch. That is why I start by listening. Tell me what matters, walkability, waterfront, golf, great schools for the kids, a quiet lot, or a downtown lifestyle, and I will steer you toward the areas that fit.

Then we tour together so you can feel the difference on the ground instead of guessing from a map. Our Neighborhoods page is a great place to start browsing, and I am always happy to go deeper on any area you are curious about.

Should I buy or sell first?

That is the classic chicken-and-egg question, and the honest answer is: it depends on your situation. Your budget, your equity, how much you owe, the kind of market we are in, and whether you can carry two homes at once all play into it. Some clients sell first so they can make a clean, confident offer. Others buy first with a well-negotiated contingency so they never feel rushed.

I walk through the actual numbers with you, talk through timing and contingencies, and build a written plan that fits your family. A real conversation and a plan will always beat a rule of thumb.

What do I need to know about Tampa Bay home prices and the market right now?

The Bay area market is not one big number. It shifts neighborhood by neighborhood and price band by price band. Waterfront and walkable areas stay competitive, while some suburban segments give buyers more room to negotiate. Two things matter most: buyers should get pre-approved and be ready to move when the right home appears, and sellers should price realistically using current local comps, not what a neighbor's house fetched two years ago.

I pull current market data for your specific area and give you honest advice, whether that means waiting, acting now, or adjusting your search. No sugarcoating, just the numbers and what they mean for you.

What does working with you look like?

Low pressure, transparent, and with you in the loop at every single step. I am a licensed Realtor with Coldwell Banker Realty here in Tampa, and I treat being your agent as a responsibility, not a transaction. I keep you informed and educated through the entire process, and I am the point of contact, so you never have to chase down answers yourself.

And I do not disappear after closing. I am dedicated to being your trusted real estate advisor for life: available for questions about your home, your neighborhood, or the market for years afterward. That is the whole point of how I work.
